Saraya is a planned resort of 154 private villas on the beachfront at Sekotong, on Lombok's south-west peninsula. The master plan covers 37,280 square metres. It sets every building back 100 metres from the shoreline, in line with Indonesia's coastal setback rules.

How ownership works
Each villa owner signs a management agreement with the Saraya management company, which contracts a single international hotel operator. Villas are grouped into four view tiers (beachfront, ocean view, sunset and mountain view, and garden) for the rental pool. Owners receive 60% of room revenue after booking-platform fees.
Operator
Kinnara Capital ran a competitive process with international operators, including Swiss-Belhotel International, SONO Hotels & Resorts, Banyan Tree, Outrigger and Eastin Grand. The operator will be announced once agreements are signed.
Building to a higher standard
Building the display villa showed that some local steel, concrete and electrical components did not meet Saraya's specification. Structural steel and reinforcing bar are now sourced from other parts of Indonesia, the concrete mix has been upgraded, and every villa will be built to the upgraded mechanical and electrical specification.
Current status
Saraya is designed, priced and contracted, with the contractor appointed and ready to mobilise. The Elysian display villa at Mandalika shows the finish and specification buyers can expect.
