What Kinnara Capital is
Kinnara Capital is a property investment and development business focused on Southeast Asia, starting with Lombok in Indonesia. It was set up in 2024 by the same group of founders behind the Kinnara marketplace, to develop projects of its own rather than market other people's. Adrian Campbell is its CEO.
Kinnara Capital develops residential, hospitality and mixed-use property. It also invests in land, partners with landowners through joint ventures, and advises international groups entering the Indonesian market.
The companies
| Company | Role |
|---|---|
| Kinnara Capital Limited (Hong Kong) | Head company of the development business |
| PT Kinnara Capital Indonesia | Licensed foreign-investment (PMA) developer in Indonesia; sells individually titled villas |
| PT Saraya Resort Lombok | Project company for Saraya, holding owners' management agreements |
Kinnara Capital works from offices in Balikpapan, Indonesia, and Phuket, Thailand, with a site office in Buwun Mas, Sekotong. Its leadership includes Adrian Campbell (CEO), Julie Noorman (COO and co-founder) and Nattaya Intarachooti (Chief Property Officer), with Jaques Z. Marbun leading government relations in Indonesia.
Why Lombok
Lombok is the island immediately east of Bali, with Bali's beaches and a fraction of its development. Visitor arrivals to the province of Nusa Tenggara Barat rose 47% in 2025 to more than 2.38 million. The government is investing heavily in the island, from the Mandalika Special Economic Zone and its MotoGP circuit to new airport routes. New direct flights now link Lombok with Perth, Darwin and Singapore. Kinnara Capital's view is that Lombok today is where Bali was 20 years ago. See Lombok.
Land first
Kinnara Capital's approach starts with the land title. Much of Lombok's coastal land has been held by families for generations, often without modern certificates. Kinnara Capital buys only once ownership has been confirmed by the courts and the BPN land office, and it holds powers of attorney that let certificates move straight into the company's name once issued.
It has assembled its land in Buwun Mas, Sekotong, parcel by parcel. Six adjacent plots already settled now hold its staff housing and site office. See Buwun Mas and Sekotong.
Projects
Saraya Beach Resort & Residences, Sekotong. The flagship: 154 beachfront villas in six designs from one to four bedrooms, with two restaurants, a beach club, a spa and a gym, run as an international hotel rental pool. It is designed by KRAM Space Architect of Thailand, and TSG Construction Indonesia is the appointed contractor. See Saraya.
The Elysian display villa, Mandalika. A finished display villa showing the specification Saraya buyers receive. Building it led Kinnara Capital to upgrade its steel, concrete and electrical specification across every Saraya villa.
Pipeline. Kinnara Capital's pipeline includes the Amara Beach Club, a Labuan Bajo Gateway mixed-use project and a Sumbawa eco-resort, all in planning.
How foreign buyers own a Kinnara Capital villa
Foreign buyers can hold a villa in one of two ways. Buying through an Indonesian PT PMA company gives a building right (HGB) that runs for an initial 30 years and can be extended by 20 and then renewed for 30. Alternatively, buyers can take a leasehold for a fixed term. Every villa is individually titled, and payments are made in stages as construction milestones are reached. Buyers can instead pay in full up front for a discount.

Kinnara Capital and Kinnara
Kinnara Capital is a separate business from Kinnara, the property marketplace. They share substantially the same shareholders, but neither company owns the other. Kinnara Capital develops property; Kinnara markets it, under contract, as it does for any developer. Read about Kinnara.
